Change Names on a Deed

The addition of a wife, spouse, or child to a deed, as well as the removal of the name of a deceased owner from a deed, are examples of common name change transactions. While paperwork for deed name changes and other deed transactions are readily accessible at most office supply and stationery stores, we urge that you speak with an attorney or other legal practitioner before completing any of these operations. You must evaluate a variety of considerations, including future interests, trusts, and tax implications, among others.

If you’re looking to have the name of a deceased owner removed from a deed removed, the simplest operations normally involve at least three pieces of documentation:

  1. A certified copy of the dead property owner’s death certificate, which can be obtained from the Florida Department of Health’s Office of Vital Statistics. When requesting the Certificate, you must state that the cause of death cannot be determined
  2. Affidavit of Continuous Marriage, if the property is owned by a married couple, one of whom is now deceased
  3. And Affidavit of Continuous Marriage, if the property is owned by a married couple, one of whom is now deceased. This document, which must be created “from scratch” (i.e., there is no pre-existing form), must be signed by the surviving spouse in the presence of a notary public. It has to define the period covered by the marriage as well as the legal description of the property owned jointly by the pair up to the time one of the parties passes away. In addition to the DR-312 (Affidavit of No Florida Estate Tax Due) and other tax forms issued by the State of Florida Department of Revenue, there are several more forms available.

On the Florida Department of Revenue website, floridarevenue.com/pages/forms index.aspx, you may download forms in PDF format. What if my permit expires?

Permits expire after 180 days if no inspections are granted and no inspections are necessary. It must pass final inspection(s), have all fees paid, and have all holds lifted in order for a project to be considered completed.

Florida Building Code Section 105.4.1.2

If a new permit is not acquired within 180 days of the date on which the original permit was declared null and invalid, the building official has the authority to order that any work that has been begun or finished on the building site be removed from the site. Another option is to apply for a new permit, which will be issued if the work already in progress and required to complete the structure complies with all applicable regulations in effect at the time the initial permit was declared null and void, as well as any new regulations that may have become effective between the date of expiration and the date of issuance of the new permit.

  1. Obtain a demolition permit in order to demolish all of the construction done in conjunction with your expired permit from the construction site
  2. Return all documentation for a new permit that are in compliance with all codes, amendments, ordinances, and regulations in force from the time the permit expired until the time the new permit was granted, as well as pay all applicable fees
  3. Prepare and submit an application for an extension of your permit before it expires.

Why should I use a Licensed Contractor?

Workers in the construction industry who are not licensed and registered with the Construction Industry Licensing Board are breaking the law. Furthermore, the State Attorney General’s Office has said that contracts entered into with an unlicensed contractor are not enforceable under the law, according to the department. The license also gives some protection to the owner against being charged for services and materials that were not given or from having to pay for the same items more than once (material suppliers and sub-contractors can place a lien on your home if they do not receive payment from your contractor).

Do I have to have a license to do work on my own home?

In most cases, a homeowner who owns and occupies a single family or two-family residence can perform their own building work, provided that they can establish that they are familiar with the code requirements in question. You are not permitted to utilize or hire unlicensed individuals to assist you or complete the task for you.

WHAT TYPE OF LICENSE/PERMIT DO I NEED FOR MOBILE FOOD VENDING?

Call the Customer Contact Center at (850) 487-1395 if you need a mobile food dispensing vehicle or a hot dog cart.

  • Located on active business property with the permission of the property owner
  • Cannot obstruct any drive aisles or parking spots

Termite Tenting Service Miami dade Fort Lauderdale Broward – 1st Solution Pest Control

South Florida is home to some of the most invasive and dangerous termite species on the globe, and no matter how safe you believe you are, things may change in an instant. As a result of our average temperature providing a favorable environment for mating, several different species of termite are starting to produce hybrid colonies. If you allow an infestation to take hold in your house or place of business, it might be detrimental to the structural integrity of the building. Because of the destructive nature of these swarms, many historic structures have been ruined throughout the years.

When you form a working relationship with our pest control team, we will come to your home or place of business to do a thorough inspection and evaluation.

However, if an infestation has already developed, more aggressive treatment techniques may be required.

Professional Termite Treatment Alternatives

When termites find their way into your home, they rarely confine themselves to open areas or areas that are easily accessible to other termites. These wood-destroying insects have the ability to penetrate even the most inaccessible nooks and crannies and the deepest crevices behind walls. All of these hidden areas and niches can only be reliably reached by doing a comprehensive fumigation of your whole structure. If a termite treatment falls short of this degree of effectiveness, it is merely delaying the inevitable.

  1. The ability to detect invasive termites early can save you a significant amount of money and time in the fight against these pests.
  2. Another sign to look for is a pair of wings that have been abandoned.
  3. Whatever type of termite infestation you are dealing with, we have a solution that will keep your house safe and secure.
  4. They will go above and beyond to ensure that you are able to return to your home as soon as possible.
  5. When it comes to insect tenting a house, we utilize the most effective methods available to ensure that your home is protected and that the air is safe to breathe.

We remove any live creatures from the house prior to starting the tenting process. We also remove any plants that may be in danger and bag any food items that may be in danger.

Fort Lauderdale’s Downtown Tent City Gets Cleared, New Housing Transition Programs Kick Off

Published on November 30, 2018 at 5:33 p.m. Eastern Standard Time. A homeless camp in downtown Fort Lauderdale, where around 80 individuals were living in tents, was removed out this week by officials from Broward County and the city of Fort Lauderdale, with the assistance of business partners. An announcement about the “Home for the Holidays” project was made at a news conference on Monday morning. After a few hours on Thursday afternoon, every tent had been removed from the plaza in front of the county Main Library.

It is not the first time that authorities have attempted to dismantle the camp.

Officials in Broward County, such as Rebecca McGuire, claim that this time is different.

We required resources in order to be able to accommodate individuals.

In order to provide that service, we now have it,” explained McGuire, section administrator for the Homeless Initiative Partnership of Broward County.

In total, more than 40 groups are taking part in the event.

Up to this point, the private sector has contributed more than $1.3 million dollars to the housing initiatives.

The ultimate objective is for those living in the camp to be able to shift to more permanent accommodation after a period of transition.

People will be taken to community court instead of being arrested when police officers pick them up off the street.

Broward Business Council on Homelessness is co-chaired by James Donnelly, CEO of property management company The Castle Group, as well as other business leaders.

“It took six months of preparation, and it will take another six months to get them to where they need to be,” says the author.

They talked about how the camp had been cleaned away and what the next steps would be going ahead.

At this time last week, there were around 80 tents and 80 individuals who were permanently residing on this plaza in front of the county’s Main Library, all of whom were in varied states of need.

However, there are certain individuals who are suffering from significant mental health disorders that must be handled.

The police station across the street is always staffed with cops.

The fact that it had been there for so long made it both simple to overlook and difficult to miss at the same time for those who lived and worked in the neighborhood.

SWITALSKI: I do a lot of my work out of that library.

BRITTANY WALLMAN: It was a pretty intriguing experience for me.

People were aware that if you wanted to aid the homeless, you could bring them food or other essentials such as toiletries.

What is different this time around, though, is that A year and a half ago, the city of Fort Lauderdale rolled in with bulldozers and it was a shocking event for everyone involved.

So this time around, when they were taking a look at it, they realized that they needed a push from the private industry community.

Moreover, they were referring to it as a “vacation residence.” The camp was completely cleaned out by Thursday afternoon, and they were able to begin work on Monday.

And I believe the difference is that case managers are now being assigned.

One is called quick re-housing, and it is for persons who require aid in obtaining first-last security or a small amount of rent support, and it is just for a short period of time.

Where is all of this housing coming from in Broward County, which is famously low on affordable housing?

WALLMAN: Market-rate apartments, and we all know how pricey they can be in this area.

The United Way is still appealing with landlords who are interested in receiving a regular government check to contact them.

They’re acknowledging that that’s the percentage of the population that will never be able to support itself.

One year, they purchased bus passes and attempted to transport everyone back to their homes in the northern hemisphere.

And the issue is, they keep returning to downtown because it is where the hospital is located, as well as where the jail is located. The Main Library is equipped with restrooms and computers. It’s perfect in every way. I’m also employed there.
